Policy 2017-01 To Provide for the Amalgamation of Lots for Assessment Purposes
PURPOSE: To provide a procedure and consistent fee for combining 2 or more parcels of land located adjacent to each other for assessment purposes that are owned by the same owner as per Certificate of Title provided by Information Services Corporation (ISC).
POLICY: The Village of MacNutt will authorize the combination of 2 or more parcels of land into a single assessment for the purposes of the assessment roll provided the following terms are met:
- the parcels are located adjacent to each other, and
- the titles of the proposed parcels to be amalgamated are the same as indicated by Information Services Corporation (ISC).
PROCEDURE: Upon request of a landowner(s), a request to combine land parcels shall be completed and provided to the Administration Office. The Administrator will verify with Information Services Corporation to ensure the ownership titles on all of the land parcels are the same and that they are located adjacent to each other. The Administrator shall then add the properties to the SAMA maintenance list for inspection/combination of assessment for the next assessment and future assessment years. Upon confirmation of the next year’s assessment, the assessed value will be amended to reflect the total value of the combined parcels for future assessment and tax rolls. The one time non-refundable fee is payable prior to being added to the SAMA maintenance list as listed in Appendix A.
Note: Title to any parcel that is amalgamated through the provisions of this policy does not affect the parcel structure or title with ISC.
In the event that the landowner(s) sells one parcel of any combined parcels, the parcels shall revert to individual assessments upon payment of the same costs.
